The Mrakodrap residential project combines an industrial past and the colorful future of Ostrava. This is the unique housing concept behind the complete conversion of a building from the second half of the 1960s, which at the time was the tallest residential building in Czechoslovakia.

The structurally modernized tower, rising to a height of 72 meters, will offer 111 residential units designed by Eva Jiřičná and Peter Vágner’s AI • DESIGN studio.

HOUSING FULL OF LIGHT AND GREENERY

The studio to three-bedroom apartments, with floor areas from 30 m2 to 203 m2, offer comfortable living for all ages and stages of life. The smaller units can also be connected together, creating a larger apartment.

Thanks to the large-format windows, the interiors in Mrakodrap are full of light and provide views of the city and the Beskydy Mountains. Almost every apartment is extended by a balcony and terrace with greenery with a self-irrigating system.

The revitalization of the building will also entail the landscaping of the immediate surrounding area. There are ample parking spaces in a new parking garage by the building and each unit comes with a cellar storage unit.

When you live high above the ground, a garden gives your space the intimacy it needs and makes you feel nicely grounded, in touch with your roots. Not to mention that even a small piece of nature adds something meaningful to your life—to care for something that’s alive. We wanted this building to finally breathe. To let the light in, to open it up to people. It’s not just about new balconies, it’s about a whole new relationship to space.

Our design doesn’t see Mrakodrap as a relic of the past, but as an opportunity, transforming an outdated high-rise into a vibrant vertical building that offers light, greenery, community, and views. This transformation is more than a renovation, it’s a new beginning. Every building ages. The question is whether we let it disappear or give it the dignity to speak again. We have chosen to listen. Every detail, from the new core to the facade with balconies, was created with a vision of how it will actually be lived in.
